1. Financing a Mobile or Manufactured Home
Purchasing a manufactured or mobile home often involves different financing structures than traditional real estate. If the home is affixed to a permanent foundation and you own the land, you may qualify for a standard mortgage. However, if the home resides in a mobile home park on leased land, you will likely need a chattel loan (personal property loan). These typically have slightly higher interest rates and shorter terms.

A crucial element of mobile home ownership is accounting for land costs. If you do not own the land underneath your home, you will pay monthly "lot rent" to a park owner. Some communities also charge HOA (Homeowners Association) fees for maintenance of shared amenities. These fees must be factored into your overall monthly housing budget.
3. Taxes and Insurance (Escrow)
Whether you're dealing with personal property tax (for chattel loans) or real estate tax, property taxes will apply. Similarly, mobile home insurance is mandatory if you have a loan. Using our calculator allows you to visualize exactly how much these ancillary costs inflate your monthly payment beyond just the Principal & Interest (P&I).
